As our winter season winds down and spring approaches, many homeowners across Southwest Florida begin reflecting on how their home supports both their lifestyle and long-term goals. This time of year often brings a renewed focus—not on major renovations, but on thoughtful refinements that enhance comfort, flow, and everyday enjoyment.


Simple enhancements can make a meaningful impact. Incorporating natural textures, refreshing finishes, and maximizing light helps create spaces that feel calm, current, and effortless. Bringing life indoors remains one of the most effective updates. 


Well-chosen houseplants soften interiors, connect the home to our coastal surroundings, and create a welcoming, lived-in feel—especially when low-maintenance varieties align with busy, on-the-water lifestyles.


From a market perspective, these details truly matter. Following a period of correction in 2023 and 2024, the SWFL housing market has continued to stabilize through late 2025 and early 2026. 


Buyer interest is improving as interest rates ease, while inventory remains elevated compared to pre-pandemic norms. Homes that are properly priced and well presented are moving faster and within stronger price ranges.


Median sale prices across much of SWFL, including the broader Lee County area, are modestly lower year-over-year—signaling a shift away from peak pricing toward a more balanced market. 


Single-family home values in many key areas continue to hover around $360,000–$380,000 (median Sales Price), reflecting steady momentum rather than volatility.


Looking ahead to second quarter of 2026, projections for SWFL—particularly within waterfront communities—remain optimistic. Inventory is expected to stay relatively balanced, while demand for Gulf-access homes continues to outperform non-waterfront properties. 


Buyers are increasingly selective, favoring homes that feel well cared for, intentional, and move-in ready. Properties that reflect ongoing maintenance and subtle updates consistently command stronger interest and more favorable pricing. 


We see this firsthand throughout the greater Fort Myers area, where lifestyle-driven buyers place high value on ease, functionality, and seamless indoor-outdoor living alongside boating access.
